Our Services

Financial Accounting

We offer financial accounting as part of our block management services that can cover;

  • Providing financial information to assess level of Annual Service Charge
  • Issuing and collection of Service Charge notifications and payments
  • Guidance on individual payment plans for Service Charges
  • Providing financial accounting service which include debt collection and pursuit of non payers to small claims court and debt recovery Solicitors if necessary
  • Liaising with the company accountants for preparation and submission of annual accounts
  • Preparation and submission of annual budgets
  • We also assist with the claims management and co-ordination of repair projects on site.

  • Administering individual bank accounts on behalf of the Management Company

  • As part of our service to community living environments we liaise with insurance brokers to attain the most competitive premium for buildings and public liability insurance on behalf of shareholders.

General Maintenance


Common Parts, landings and stairwells are obviously the most used area of a building, the amount of traffic depends on the size and set-up of the property. It is vital to ensure that the cleaning frequency is based upon this.

Poor cleaning management results in further wear and tear to the property and a build-up of dirt and litter, this in turn brings pests and bad odours to a building, again managing agents are judged on this area of management so we ensure we get this right! Cleaning contractors sign log-sheets at each visit so residents can see when they have visited the site.

We regularly carryout site visits and inspect the building and the surrounding grounds. Shareholders are sent updates after each visit. Shareholders/owners of the building ultimately decide how often contractors should visit and the level of service required for their building. We in turn tender, appoint and monitor contractors’ visits prior to issuing payments.


Insurance Services


As part of our service to communal living environments we liaise with insurance brokers to attain the most competitive premium for buildings and public liability insurance on behalf of shareholders.

Shareholders are provided with a copy of the Schedule of Insurance upon request.

We also assist with claims management and co-ordination of repair projects on site.


Communication

We pride ourselves on our excellent communication management services. We offer;

  • Preparing meeting agendas, issuing invitations for AGM’s to shareholders and actioning matters arising where appropriate
  • Obtaining alternative quotations for services as requested
  • Guidance on individual payment plans for Service Charges
  • Circulating minutes of meetings held to respective parties such as shareholders and Directors of the Management Company
  • Corresponding with Directors and responding to resident’s queries

Our regular visits to developments ensure we are fully aware of site layouts and we are able to speak with shareholders regarding any queries which they may have.

We aim to communicate with shareholders via email as much as possible to reduce paper waste. In the event of a problem arising out-of-hours we offer an email service to shareholders for reporting any issues.


Property Maintenace

  • Providing contractors specifications for the appointment of cleaners and gardeners, etc.
  • Organising repairs and obtaining quotations for major items of repair and re-decoration
  • Liaising with maintenance contractors as and when required
  • Annually tendering services to ensure value for money
  • Ensuring all contractors have their own PL Insurance for work being carried out

Communal Cleaning

Our regular visits on site ensure the cleanliness of the common parts is maintained to a high standard. Without regular inspections cleaning contractors can in some cases become complacent, and carry out the minimum of care, with regular inspections this rarely happens.

Gardening Services

The external appearance of any building is the first thing everyone sees,.

The regular maintenance of grounds, car parking areas and flowerbeds, is simplistic providing a quality contractor is used and the managing agents carry our regular inspections to ensure this matter is attended to correctly.

There is nothing worse than returning home to see litter/weeds in the grounds/borders and flowerbeds and overgrown areas of lawn .

  • We instigate a regular up keep programme during all seasons
  • We regularly inspect the property to ensure quality
  • We monitor the progress of the contract
